PROPERTY TAX

 

The Multi-Year Windows Property System consists of seven individual components that together make up the entire property tax system: Mapping, Sales, Appraisal (Real and Personal), Assessment, Collection, and Manufactured Home Registration.

Since each component is separate, each county can configure the installations to suit their personnel and their own particular needs.  This is especially useful to counties with separate Collector and Assessor offices. Each working station may have any one component, or any combination, or ALL components installed at the discretion of the elected official.

All components contain the required documents,  checks and balances, taxpayer/owner notifications, and reports required by each office. Each component of this system also has access to an SQL component  which allows the user to build, save, and maintain queries.  These queries can then be exported into any number of formats, including Microsoft Excel, for manipulation and printing.

The Seven Components:

Mapping Register:   The Mapping Register can be “tied” into a Deed Imaging System – either S&W’s or another vendor’s – which allows the county to pull information into the Register, including the legal description.  In addition, the mapping changes can be "pushed" into Real Property. This also allows the tax office to actually view deed images at the click of a button. View Mapping Register Sample

Sales:  Build and stratify sales information to attain new indexes, neighborhood factors,  etc. View Sample

Real Property Appraisal:  Appraise Land and Improvements according to the State of Alabama Appraisal Manual and the Department of Revenue requirements using user-modifiable tables; includes sketching, mass updates, viewing deeds and other documents. View Appraisal Sample

Also included is a self-contained “WHAT IF” subsystem which mirrors any chosen appraisal year and will allow the user to work with data in different scenarios, without disturbing existing, accurate appraisal information.

 

Personal Property Appraisal:  Appraise businesses according to the State of Alabama Personal Property Depreciation Index,  Section II pricing, or Grid Pricing.  Additionally, you may download all Return information via email, diskette, CD, or DVD if the business can provide the information electronically.

Assessment:  Assess and tax property according to Class, Penalty, and Homestead Exemption.  Homestead Exemption will calculate across contiguous parcel tracts.  Abstract assessed property for collection.

Collection:  Collect and disburse taxes to each State and County entity.  Additionally, allow for deductions such as Supernumerary, Re-Appraisal budgets. Featuring automated Redemptions and automated Final Settlement.

Also included in conjunction with the collection program is the Cashbook. When the semi-monthly is completed, the disbursement is passed directly to the Cashbook program which automatically generates the checks to the appropriate agency and adds the record to the checkbook register for reconciliation.

 

Manufactured Home Registration:  Registration and disbursement of money collected for Manufactured Homes and Move Permits.
